Ordering and Tracking

Years ago, the majority of orders came in via fax and were confirmed with phone calls once we arrived at the office. It might be hours before a client even knew if we could do the order. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

Appraisal Management of Western Colorado understands that real estate is all about timeliness. We aim to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. This website has proven to reduce cycle time for us and our clients by enhancing our communications.

Appraisal Management of Western Colorado is a pioneer in efficient data gathering

Gathering the data for an appraisal is a demanding process. We spend a lot of our time gathering both specific information about the subject property and general data about the local market and developing trends. Once again, technology has stepped in to help Appraisal Management of Western Colorado.

We've learned that taking notes regularly, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using a program written for our phones that even lets us sketch a floor plan right on site. Rather than using that clumsy outdated tape measure, we're seeing that more appraisers are beginning to use accurate laser measuring devices that also help measure hard to access areas.

We combine all of these different technologies to ensure that your final report is thorough and accurate. This works to both our advantages by necessitating less time for call-backs and revisions. Our goal is to save you time and money.

Modern appraisal report delivery ensures our clients have a number of ways to get their report

At a very minimum, you can expect us to deliver your final report electronically as a PDF. Generally our clients are most familiar with receiving PDFs attached to their e-mail. It's a lot faster than the old days before e-mail. But, we've even been able to innovate report delivery with this website.

Everyone knows how frustrating it is to lose a file. Or have you ever had problems sending or receiving an e-mail because of the file size? We have the technology to overcome those problems, too.  Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the best thing is that the file will be hosted on this site for 90 days. So if you lose the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.

Digital Workfile Technology

It would probably be easier if appraisers could complete a report, give it to the client and never be concerned with seeing that document again. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.

To sum it all up, Appraisal Management of Western Colorado uses all the technology available to us technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we're able to retrieve that document at any time and recall precisely what that report was about.

We just wanted to give you a little bit of insight into how we use our technology daily. Investing in the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to save time without cutting corners and deliver a better product to you, our client.
